Frequently Asked Questions

Frequently Asked Questions for Owners

How long are your contracts?

Our contracts span one year, but any client can terminate the contract with 30 days’ notice. Our clients work with us because they love our service, not because they’re contractually obligated.

What does it cost?

Call us and we can give you a firm quote over the phone in the first call.

How long will it take us to get your property rented if vacant?

Filling vacant units with the best tenants is our absolute priority. As a result, we often find excellent tenants within the first week of our powerful advertising, which includes extensive web presence. We won’t guarantee only 7 days, but we’re fast. Come meet our professional leasing agent, who can tell you about competitive rents in your property’s neighborhood.

What are the benefits of professional rental property management?

Peace of mind through maximum profits and minimum disruption to your life. We treat your property as if it were our own. You’ll quickly see why industry insiders recognize Stone Castle Property Management as the leader in Louisiana’s real property management industry.

How do I know that you’ll use the best judgment in tenant selection?

We scrutinize the background of each applicant applying for your property. Stone Castle hinges on tenant selection. We carefully review financial and employment histories, as well as a complete criminal record search. Only the best qualified tenants earn keys to your property.

Who takes care of maintenance problems?

All tenant concerns and complaints become ours instead of yours. We’ll have our repairman visit the property to assess the situation. We schedule the right repairman at the lowest cost. Furthermore, if expenses exceed a specific amount that we set together, we’ll ill contact you to approve them.

What if there is an after-hours emergency?

We have team members on call 24/7 ready and waiting to handle any emergency that arises.

Do you know the different rent control regulations in the area?

Apartment management requires knowledge of city-specific regulations. We’re familiar with these intricacies in a way only decades of experience can provide. So at Stone Castle Property Management, this firm foundation becomes your advantage.

What if my property needs work to become ‘rent ready’?

Sometimes the details can seem overwhelming. Whether it’s light repairs or a total remodel, we have the right crew at industry-low prices.

I have an upcoming inspection. Can I put you to work now?

Certainly. We’re used to dealing with the different agencies and inspectors. One client brought us his property after inspection, with citations from NOHD. We had all issues cleared in 3 days.

Frequently Asked Questions for Tenants

What’s the best way for me to get approved for a rental property?

This is a very common question. We have the following suggestions that should help answer this question:

Look for places within your budget.

A landlord or manager’s first priority is to confirm you can pay rent on time. You increase your chances going in simply by applying to properties you can afford.

Many landlords and managers use the tried-and-true formula of “Income must be 3x the rent.”  So, for example, if you are applying for an apartment that goes for $1,000 per month, you should have $3,000 per month in income.  If you don’t have this amount in income, you might be okay if the combined income of you and your roommates, if any, meets or exceeds this total.  Because rents have crept up as of late, some landlords will allow a lower income-to-rent ratio.

Know your credit history

Every landlord or manager will run your credit, unless you’re applying for an undesirable unit, or the landlord is a friend.  Credit scores range from 300 to 850. If you have some negative items on your credit score, be ready to explain what they are.  Often landlords and managers will forgive medical debt collections, as these can be caused by accidents, be totally unanticipated, and be large amounts. If you know your credit is not good, you may wish to ask if a higher security deposit will suffice.

Don’t know your credit?  Simply visit AnnualCreditReport.com.  Do that prior to looking, and you’ll be armed with important knowledge.  All 3 credit bureaus have to give you one free credit report annually (Experian, Equifax, and TransUnion).

Thought: Even if your credit sparkles, you may want to offer to pay several months of rent up front in order to get your application to the top of the heap in a competitive rental market.

Dress up

Dress as you would for an interview.  Because it is one.  Again, in a tight rental market, people that look professional establish that winning first impression, and it scores.

Be on time

Arrive a couple minutes early, and relaxed.  This is common courtesy, and also suggests to the landlord that you’ll keep your commitments, including paying rent on time.
